How Truist payoff requests work
Truist — the bank formed from the BB&T and SunTrust merger — handles mortgage payoff requests online and by phone. The quickest route is Truist.com/mystatements: sign in and use the "Request payoff statement" link to order a statement for your chosen good-through date.
By phone, Truist Mortgage Client Services runs an automated system at 800-634-7928, staffed Monday through Friday 8 a.m. to 8 p.m. and Saturday 9 a.m. to 3 p.m. Eastern. Note that Truist may charge a payoff statement fee of up to $15, and because a payoff statement can include a lien release recording fee assessed by your county, the total can vary by location.
Truist does not publish a payoff-request fax number. For closings, the borrower completes Truist’s Third Party Authorization form so the title or escrow company can request and receive the payoff, then the authorized party orders it online or through the automated mortgage line.
Third-party & escrow requests
Truist publishes a Third Party Authorization form. The borrower completes it so a title company, escrow officer, or attorney can request and receive payoff information. Once authorization is on file, request the statement online or via the automated mortgage line — Truist does not accept payoff requests by fax.
What a Truist payoff statement includes
- Unpaid principal balance(s)
- Interest through the date the mortgage is paid in full
- Outstanding late charges or other fees
- A lien release / satisfaction recording fee (as assessed by the local county)
- Payment instructions and quote expiration
The federal 7-business-day rule
Under federal law (12 C.F.R. § 1026.36(c)(3)), servicers of closed-end consumer mortgages must generally provide an accurate payoff statement within seven business days of receiving a written request from the borrower or a person acting on the borrower’s behalf. Reasonable exceptions apply (for example, loans in bankruptcy or foreclosure), so submitting your request in writing and keeping your fax confirmation is the best way to start the clock.
